Covid, Real Estate, and Silver Linings...

Is this a good time to buy or sell? I gotta be honest, right now probably isn’t the greatest time to do anything! Going out and about in the world increases your risk. Basically leaving your house increases your risk. With that being said, sometimes we don’t have the luxury to just stay at home. Life happens and even though it seems like the pace of life has slowed down since shelter in place, some things have revved up.

There are a myriad of reasons that could force you into the real estate market at the not-so-perfect-time. Maybe you have to relocate because of a job, because of family, maybe you don’t want to be a landlord anymore, or because your relationship status has changed. Whatever your circumstance, I think having someone you feel safe and comfortable with is the key to navigating though a strange time in a strange new world.

So, my advice is, don’t buy or sell if you don’t have to. But if you do, there are some good things going on to encourage the process.

For sellers: inventory is low. That means that there’s more demand than there is supply, so prices have remained strong. Contractors aren’t as busy, so estimates, quotes and getting work done is happening much faster than before. Good houses priced right are still getting multiple offers. That’s all good news!

For Buyers: interest rates are still low. Because employment has changed for a lot of folks there’s not as much competition. That means instead of 10 offers on a new listing, there may now be 5. Before the crisis it was hard to get an competitive offer accepted. Now you could have a better chance.
