love your interest rate but over your home?

We understand! Everyone loves their ultra-low interest rate; what’s not to love? However, maybe what you don’t love is your neighborhood, the size of your house, or…fill in the blank. Ugh, what a stuck feeling!! We totally understand, it makes total sense…until it doesn’t.

Unless you’re planning on staying in your current home for an infinite amount of time, there likely will never be interest rates as low as they were in 2019-2021. Why? We know you know: dreaded inflation. But fear not, interest rates will go down! They are predicted to go down to 4-5% as soon as 2024-2025. But when they do, all hell is expected to break loose! “Zillow predicts that U.S. home prices will rise 6.5% between July 2023 and July 2024…While Zillow economists expect national home prices to rise 6.5% over the coming 12 months, their forecast model predicts that 120 of the nation's 400 largest housing markets will see increases of 7.0% or greater over the next 12 months.”

If you’re ready to move, you’re in a pickle. What should you do? Wait until interest rates go down? Look now, even though rates are high? Buyers keep feeling like they're banging their heads against the wall. They want out, but when and how? 

What we like to say to both buyers and sellers is the best time to make a real estate move is when you feel ready. Timing the real estate market is really, really hard, especially if you’re selling one home to buy another.

If you can stomach it, seize the moment! When interest rates go down and competition is high, a contingent home sale, (writing an offer on a new home, contingent on selling your current home) is extremely difficult. Right now, we’ve been seeing contingent offers get accepted again. We absolutely LOVE this! How wonderful it is to find a home before selling your current home. During the pandemic folks were having to pull cash from wherever they could to buy their new home first and then sell their current home. While it secured their housing, it made almost all our sellers feel stressed, hoping they got the price they wanted for the house they were selling because the house they were purchasing was more expensive than they anticipated. Almost every home went into a massive bidding war and went waaayyy up in price from the original list-price.

If you are ready to move, we say put less money towards your down payment and use that extra money to subsidize your monthly mortgage until you can refinance. There are so many loan options you can qualify for with as little as a 3% down payment. This is just one creative idea, and buying may not be right for everyone right now.

Hi all! We will be moving into vacation mode here soon, but we didn’t want to slack on our daily holiday picks. We will be moving all future holiday picks to Instagram until 12/24. Carla’s Instagram is @carla.mink and Sally’s is @sallyannes.

I always try to put something real estate related in these posts here too, so here’s the latest. Inflation has started to really curb and we expect interest rates to stop rising so quickly, and predict they will GO DOWN fairly significantly in the new year (not sure when, but sometime next year). Since the fed is sending us into a recession the recession will drive interest rates down.

Here’s the deal about buying before that happens…if you do want to buy before interest rates go down, you’ll get a much better deal on a house. Once interest rates go down and buyers flood back into the market, values will raise again. We don’t think as steeply as before, but this all works on supply and demand. When the demand raises, so do the prices. Right now we can negotiate a lot for buyers, which as been exciting and honestly, we love it! We just love that we live in a city that supports small business, and local makers. When folks ask me what I love about Portland I always wax poetic about how I don’t actually have to shop at a large chain for anything, you can find almost anything you want made or purchased from a local shop. I’ve never lived in another city like this! The small businesses and small makers are one of the things keeping Portland so damn cool and unique!

Speaking of unique, we are in love of the color palette and the all the texture in these handmade coasters. Yes and million times over to these coasters made by Monaco Fibers. The maker is a Oregonian!

Our 3 Favorite Things December 1st, 2022

How is it December?! As I was sipping my coffee this morning I was dreaming about all the things I would love to buy. Sally and I are still a shopping queens at heart, and it gave me an idea. It would be fun to highlight our 3 favorite LOCAL items each day until Christmas eve. Sally and I are both half jewish so for both of us, it’s a multi-holiday bonazza of both Hanukkah and Christmas (Chrismukkah), so we double down on all the gifting! Okay, enough about us and more about SHOPPING! Here are our picks for today.

  1. These ceramic snakes are adorable decor. They look extra charming weaving around your potted plants or look splendid with an air plant nestled inside. Carter and Rose makes them in-shop and sells air plants as well. These snakes come in a ton of shapes, sizes and colors. $16.00

2. Pant dreams do come true…well almost all my dreams come true at The Yo Store. Packed with fun fashion, cute gifts, lovely books. This store is a must-stop if you’ve never been! Should you Rent or Buy

Should you rent or buy? We’re talking about this now because buyers have a lot more power in this market with a lower down payment (5%-15%). Previously when interest rates hit rock bottom and the market was super competitive folx with lower down payments had a much harder time getting an offer accepted. Now buyers can get an offer accepted pretty easily and and have negotiating power on top of that! Which is pretty incredible, given that just 6 months ago the opposite was the case. The payoff is higher interest rates for buyers, which can mean slightly higher monthly payments until rates go down and you can refinance. Rates taking a downturn when you want to refinance can be unpredictable, and buyers should only purchase a house they can afford now and later assuming they will keep this current interest rate for awhile.






Advantages of Renting

  • Less responsibility

  • Easier to move

  • Less money needed each year to upkeep a home

  • More free time, home tasks and yard work take time

  • If property values decrease you’re not affected by it

  • It can be less expensive per month, depending on what and where you rent

  • You don’t have to pay for property insurance (but likely your landlord has rolled those costs into your rent)

  • You don’t have to pay for property taxes (but likely your landlord has rolled those costs into your rent)

  • No surprise expenses (like, surprise, you need a new furnace!)

Let’s be honest, renting is easier in a lot of ways. If you want a carefree lifestyle with lots of freetime, renting may be the ticket for you! 

Owning a home requires time and money. You have to have some money saved for unexpected expenses, and keeping up a house takes up otherwise free time. But there are some disadvantages as well.

Disadvantages of Renting

  • Instability- your landlord could ask you to leave or not renew your lease

  • You have no control over your rent raising

  • If you live in an apartment, you don’t have your own outdoor space esp if you like to garden

  • But the absolutely biggest disadvantage is you’re building equity for someone else, when you could be building it for yourself.

What does Building Equity Mean?

Simply owning a property over time builds wealth for yourself. This happens two ways:

1. When you pay your mortgage part of your payment goes towards you principal (what you owe on the house, not the interest), and you’re paying what you owe on your home each month.

2. Simply owning property over time, it appreciates (this depends on your market, but I’m speaking to the Portland market and this has been true, historically). We tell all clients that owning a property for at least 5 years gets you a good return on your investment, and owning for 10 years or more, as long as you maintain it, gets you a great return on your investment.

A Return on Investment—Carla’s personal story

This is the home we sold in 2021

  • In 2009 we (Myself and my husband) bought a home for $435,000. At the time the real estate market was in free fall and everyone said buying a home was crazy. We invested approximately 95K in it over the 11 years of owning it. Some of the cash we came up with on our own, some we took out with a home equity line of credit.

  • We sold that house in 2021 for 800k

  • That’s a profit of $270,000 in 11 years.

  • But since we were actively paying off our loan with our monthly payments, paired with our initial down payment, we netted much more, closer to 500k with our sale.

  • Our property appreciated by 84% in 11 years.

    some of the updates in the 95k on improvements were: a complete remodel on our kitchen, added air conditioning, new water pipes, converted or oil furnace to gas, added drainage to the property, remodeled the landscaping and the back patio, new roof, cosmetic items like floors, paint, adding an egress window.

Advantages of Buying

  • Building equity for yourself and your family (number one reason, for sure)

  • Paying down your own loan with your monthly mortgage payment, not your landlords loan

  • Freedom of doing what you want to a house

  • Stability and security

  • Outdoor space if you like to garden (and you buy a single family home with a yard)

Conclusion

I bought my second home during a time the bottom was falling out of the real estate market. Friends and family thought we were crazy for buying such an “expensive” property. Our friends and family didn’t support our decision at that time, but we knew it was the right time for us.  

  • Home ownership isn’t for everyone. If you feel uncertain in your job or where you living this is not something you should do

  • It costs a fair amount of money maintaining and updating your home when needed and if you don’t want to budget for unforeseen expenses, it’s not for you

  • If you can afford to save for a house, it’s a great way to build wealth for yourself and your family 

  • Right now the real estate market is more favorable to buyers than it has in the past few years

A Recap of the past 3 months

I’m just going to focus on the positive and show you pretty pictures of houses I helped client’s sell. I own the pictures of these beauties so I can use the images! Just know I also helped a bunch of folks buy houses too! But these last few months I’ve been so very fortunate to have a lot of listings!

This one was our New Year’s baby and listed on 1/1/21. It was on the market for 3 days and got 12 offers! It’s pending now—but it was a slam dunk in all regards—cute house, cute owners, happy buyers (so far), and went waaaayyy over asking! Listed by yours truly & Sally Schwartz.

This Sellwood cutie was listed mid-December and was on the market for 4 days with multiple offers and was another slam dunk. Happy everyone—it’s still pending! I was the listing agent along with Sally Schwartz (my partner in crime)

This one was an absolute frenzy. I think folks were fighting in the street to get into it (kidding, not kidding). We had so many offers! It was on the market a total of 3 days & went way above asking price. It’s still pending—but it’s all going swimmingly. Listed by me and the Super Schwartz.

This mid-century stunner had multiple offers and went waaayyy over asking. It had happy clients on all sides. My awesome seller even bought the new owners champagne and left and love note. May every transaction be so friendly! Listed by me!

Why do I think we sold these homes so quickly, and for over asking price? Well, there’s a few key areas Sally and I both excel in. I don’t know if you remember the shop Pin Me Apparel on N. Mississippi in Portland, but Sally was the owner of that shop. I owned a shop too—Mink on SE Hawthorne. Not only were we both once shop owners, we both just happen to be designers too. That means we are talented in understanding consumer trends, the psychology of WHY something sells, and we know how to make a home look ultra-desirable (and mega-cute too). We are also pretty dang talented at pricing a home so it not only gets lots of interest—but the price escalates. Why have Sally and I paired up? We have so much fun together! The Rona is surging again, and I don’t know about you, but for me that means my backyard hangouts are shutting down and I’m back to only hanging on Zoom. I’m still working, but less in the office and in the field and more at home, when that’s an option. No judgment here, just talking about my comfort level. We all have different ones, mental health being incredibly important in our choices.

Pretty pastel pink doors have been all the rage the last few years, but that trend is starting to pass. Being into all things fashion, I’m here to tell you that if you want a classic, yet punchy color think primary but brighter.

  • Keep in mind that the color of your home is key. Choose a color that is complimentary to the color of your home.

  • Make sure you choose an outdoor paint. You want something that isn’t prone to chip anytime soon.

  • Don’t be afraid to mix down the color you choose. I usually choose 3 variations of the same shade when sampling to make sure I have the perfect color!

  •  Tape, sand and prime. Not all doors need the same amount of prep, but make sure you’re doing the right amount. Big color changes need a coat of primer for sure!

What's it Like to Build a Business During a Pandemic

What’s it like to build a business during a pandemic and civil rights revolution? It’s legit weird.

I too am trying to navigate how to be an activist, how to be safe during a pandemic, how to be a good mom and how to grow my business. I've felt as if it’s not the right time to reach out. I should be the last thing on your mind…and then today I realized by not reaching out I’m not being true to myself. I want to succeed and grow what I’m doing.

What I’ve realized is I can do all of these things. I can be an activist, I can mute my voice when I need to, I can be safe and uphold the rules, and I can also grow my business. I think all of it’s okay. I think what’s most important is I’m aware, not tone deaf to what’s going on, and I know when quiet all the noise so we can focus on what’s important.

So, I’m going to make this quick.

Living Alone, but Together...

Is there someone you know who maybe watches a little too much news? You know the type; likes to workout at home, be close to everything, (but secretly never really wants to leave the house). They like having a car, but never actually uses said car (because you drive them around). Yeah, I know that person too. It's my dad. And I think he should move into this place already.

And you know what, he could afford to on his retirement budget. That means he's extra safe. Protected from the outside, yes, but also someone on-site if there’s any sort of emergency…or if he needs help calling his Lyft. And you know what my kids would dig? The INDOOR and OUTDOOR pools. I think visits to grandpa's have just become the highlight of our week!

Extra bonus, he's super close to the OHSU tram, making medical appointments a breeze.

Okay, you better move quick, cause I think I just talked my dad into moving to Portland! 

In all seriousness, this is a great place to live out your golden years while still being totally family friendly. I just love this location, this price, and all the amazing amenities.  Right now, family is more important than ever. We want our loved ones close. As we all reevaluate our priorities and our living situations this could be the opportunity to have those close to your heart, close by, while still maintaining independence.
